Sustainability Initiatives

GLP J-REIT together with its asset management company, GLP Japan Advisors Inc., bears the social responsibilities of paying its utmost attention to environmental protection and of contributing to the health and safety of its employees, customers and local communities.

As a key confirmation of our overarching commitment to integrating such social responsibilities for the sustainability of the society into the heart of our business practices, we have established and issued various policies including our Environmental, Social and Governance (ESG) policies, and have taken various individual initiatives on a company as well as investment property basis.

This stance toward sustainability is also underpinned by the stated mission of our sponsor group, GLP, which is to “create best-in-class logistics facilities by maximizing value for all stakeholders including our investors, customers and communities in which we live and operate.”

Environmental, Social & Governance Policy

GLP J-REIT together with its asset management company, GLP Japan Advisors Inc., shares the sustainability objectives, and continues to embed sustainability into our business.

The asset management company has established a task force comprised of the representative director and president, head of Investments & Research Department, head of Asset Management Department, and head of Corporate Planning Department and is actively engaged in promoting sustainability.

GRESB Real Estate Assessment

The “GRESB (Global Real Estate Sustainability Benchmark)” Real Estate Assessment is an annual benchmark survey for evaluating environmental, social and governance (ESG) considerations in the real estate sector, established in 2009, primarily by major European pension fund groups.

GRESBGLP J-REIT has been awarded a "Green Star" rating in the 2017 Global Real Estate Sustainability Benchmark Real Estate Assessment in three consecutive years and a "4 Star" rating in GRESB rating in two consecutive years, respectively.

GLP J-REIT received a "Green Star" rating by an absolute evaluation for its efforts for improving sustainability performance both "Management & Policy" and "Implementation & Measurement". The "Green Star" rating, which GLP J-REIT received, is the highest in the four available categories.

Also, "GRESB Rating" (the highest is "5 Stars") was introduced as a five-grade relative evaluation of the overall GRESB Score among the global participants to evaluate practical level on ESG of each participant more clearly.

GLP J-REIT will continue to implement its initiatives for the environmental, social, governance issues as it moves ahead with its business.

DBJ Green Building Certification

DBJ Green Building DBJ Green Building Certification System is a system to certify excellent buildings that meet the various stakeholders’ social requirements, such as environmental design, security or disaster prevention based on the scoring model originally developed by DBJ. This system aims to promote the expansion of “Green Buildings” that are friendly to the environment.
The evaluation result is represented by a number of stars (from “one star” to “five stars”).

BELS Assessment (Energy ratings)

BELS “BELS (Building Energy-efficiency Labeling System)”assessment is provided under a public evaluation system, which evaluates the energy conservation performance of non-residential buildings, established on April 2014 by the Ministry of Land, Infrastructure, Transport and Tourism. Third parties evaluate the performance of buildings based on the primary energy consumption defined in energy saving act (note), regardless of whether a building is new or not, and the evaluation result is represented by a number of stars (from one “★” to five stars “★★★★★”).
BELS assessment, which is the first public evaluation system specific to energy conservation performance in Japan, is expected to promote further improvements by providing appropriate information and promoting the energy conservation performance of buildings.

CASBEE

“CASBEE (Comprehensive Assessment System for Built Environmental Efficiency)” is an evaluation system that ranks buildings and structures in terms of their environmental performance. In addition to each building's ability to reduce its environmental impact across a variety of areas including energy and resource conservation as well as recycling, this system comprehensively evaluates the environmental performance of each building and structure including its aesthetic appeal.

(Note) A feature of CASBEE for Real Estate is that it measures the impact of environmentally-friendly buildings on their property values and scores each of the evaluation items, comprising Energy & Greenhouse Gases, Water, Resource Use & Safety, Biodiversity, and Indoor Environment. Promoting the reduction of environmental impact

In the facilities that GLP J-REIT operates, we set target figures and monitor the energy use within the facility. Furthermore, not only do we make efforts in energy-saving and waste reduction in common areas, we also strive to reduce environmental impact together with tenant companies such as by issuing a guidebook for energy-saving according to the energy use of each company.

GLP J-REIT aims to provide buildings and services that can be used comfortably by tenant companies and facility users. We are continuously making efforts to improve our buildings and services based on the feedback we gain through customer satisfaction surveys that we ask tenant companies to complete each year.

Consideration to the surrounding environment and communities

Giving consideration to the environment that surrounds the facilities that it operates and with the aim of contributing to creating safe and comfortable communities, GLP J-REIT takes the surrounding environment into consideration through installed greenery, etc. as well as volunteering and hosting events.

GLP J-REIT makes it a rule upon selecting its vendors to check each vendor’s policies and target settings on sustainability. This scheme contributes to sustainability improvement and environmental protection in GLP J-REIT’s overall business.

Surveys to assess the level of employee satisfaction

Each year, the asset management company undertakes a wide range of activities aimed at providing a rewarding workplace environment. As a part of these endeavors, the Company conducts surveys to assess the level of employee satisfaction.
